Outdoor Music and Events: Summer often brings outdoor concerts to the community scene, such as Raeggae on the River, and special events to the area like the Russian River Rodeo in Duncan Mills, Sonoma County’s Pride Parade in Guerneville, and Monte Rio’s annual Fourth of July firework show.
Wine Tasting: Another great way to explore the region is through wine. The Russian River Valley is renowned for its vineyards, and while spring is the start of wine-tasting season, in the fall the real magic happens - harvest. No matter what season you choose to make your Sonoma County visit, you are sure to encounter the bounteousness of wine country grapes in well-crafted, diverse profiles. Seasonal Variations: The real estate market in this area of West County is being influenced in many ways by a single factor - the increased demand for great investment properties in a very low inventory market. Oh, and don’t let me forget at a fabulous discount! As a realtor, I’m always looking for unicorns, and when we find one, especially here on the river, it’s simply not long before that lucky someone gets it at the right price for them. We often see this peak interest on Russian River homes during the spring and leading into the summer months when tourists visit the region and fellow Californians take time to rest and re-charge away from city life. Sonoma County is very much an all-season destination, with some people being attracted to the area's natural beauty in the fall and winter and everything Sonoma County’s wet and windy seasons have to offer.
Property prices in the Russian River area can vary widely depending on factors such as location, property size, condition, and proximity to the water. Waterfront properties typically command higher prices. In general, real estate prices in the region have been influenced by the broader trends in the San Francisco Bay Area, with some fluctuation over the years. The Co-vid craze where we saw homes selling overnight for far above asking price has fizzled out - in our current low-inventory market we are seeing less seller-driven prices and more listings that more reasonably reflect the three factors currently driving buyer demand: location, condition, and price.
